Metroplex Moves Forward with $3 Million Project

More Upscale Housing Planned for Downtown Schenectady

July 18, 2012

Schenectady, N.Y.  — The Schenectady County Metroplex Development Authority today began the process of selling an almost one-acre site in downtown Schenectady to Hodorowski Homes. The company plans to construct a three story, 25,500 square foot building on the site including 16 upscale apartments and ground floor retail space investing more than $3 million in downtown Schenectady.

The site is located at the corner of Broadway and Hamilton Street across from Villa Italia.

The New York State Public Authorities Law requires a 90 day notice period that public authorities must adhere to before they sell or dispose of property. As required by law, Metroplex obtained an appraisal of the site showing a value of $97,500. Hodorowski Homes will pay Metroplex the full value of $97,500 for the site.

Hodorowski Homes was founded by John Hodorowski Sr. in 1971. The company is headquartered in Rotterdam and is still family owned and operated with Paul Hodorowski and John Luke Hodorowski acting as co-presidents. The firm acts as both developer and builder and is widely recognized to be one of the most active and successful home builders in the Capital Region. Some of the company’s developments include: Travers Meadow near Saratoga; Twenty West in Guilderland; Admirals’ Walk in Cohoes, and Vly Pointe in Niskayuna. The company has successfully built almost 3,000 housing units.

The project includes a new three-story building with upscale apartments on two floors with the first floor reserved for retail.

Metroplex plans to complete the land sale once the 90 days has elapsed. The goal is to begin construction following approval of land sale and all local approvals and permits.

Ray Gillen, Metroplex Chair said, “This is a proven housing developer coming downtown to build housing and retail. The location is great – across from the very successful Villa Italia and just down the street from Proctors, the new YMCA, Bow Tie Cinema and many other attractions. We are very grateful to John Hodorowski and his sons John Luke and Paul for their investment in downtown Schenectady.”

Paul Hodorowski said, ‘”We as a company are extremely excited about this new project in downtown Schenectady. After being born and raised in Schenectady County it is a real privilege to be part of the next generation that is rising up in downtown. With all the new shopping, restaurants and entertainment, downtown is turning into a real destination.’

The new construction will be completed by Hodorowski’s commercial division — J.Luke Construction Company.

John Luke Hodorowski said, “Schenectady is our home, and we are excited to play role in downtown’s transformation process. We hope that this will be the first of many development projects we invest in, in the years to come.”
